Estate Cleanout Inventory: A Room-by-Room Checklist
An estate cleanout quote is easier to review when the home is described room by room and removal decisions are already separated from undecided belongings. This checklist helps families and authorized property representatives prepare a clear scope without treating every object in a home as junk.

Start with authority and decisions
Identify who can approve the removal and who will answer questions during the job. If several people are reviewing belongings, finish those decisions before loading starts. Reset’s role is to remove the approved contents, not decide inheritance, ownership or what should be discarded.
Use a simple keep, remove and undecided system in each room. Keep personal records, financial papers, keys, photographs and valuables separate from the removal area. A private inventory may be useful to your family, but only send the business the scope information and photographs needed for quoting.
Inventory rooms instead of guessing a whole-house size
List major furniture, mattresses, boxes and loose contents in each room. Include garages, patios and storage areas as separate locations. State which rooms are excluded or only partly included. A large house can have a small pickup; a single packed room can need more handling than its floor area suggests.
The Sun City example pictured on this page documents one room’s furniture removal. The comparison is useful for understanding a room-level scope, but it does not prove that the entire property was emptied or that the customer was handling an estate. Keep that same precision when describing your own request.
Record access and retained fixtures
For each included area, note stairs, narrow doors, long carry paths and loading access. Explain whether cabinets are freestanding or attached, and identify appliances or equipment that need separate preparation. If you do not know whether something can be removed as ordinary contents, ask before including it in the plan.
Photograph each area broadly enough to show quantity and access, while avoiding readable documents, house numbers and family details. Where furniture hides other contents, include an additional angle. A series of clear room photographs is more useful than one close-up of a box or a generic estimate of trailer loads.
Confirm the quote and the completion boundary
A larger cleanout may need a walkthrough or further clarification after the initial photographs. Confirm what the quote includes, which areas remain untouched, and who can approve changes. Say whether another service will follow, such as cleaning or preparation for sale, so the handoff is clear.
Donation acceptance, recycling outcomes and disposal destinations should not be assumed for particular belongings. If you are arranging a donation separately, confirm acceptance with that organization before scheduling around it. At completion, review the agreed rooms and items rather than expecting a different service, property repair or sale preparation to be included automatically.
Photo-quote checklist
- One authorized contact and a way to resolve questions during the job.
- A separate list for every included room, garage, patio or storage area.
- Clear keep, remove and undecided labels or boundaries.
- Counts and photographs of large furniture and mattresses.
- Stairs, doorways, loading access and any separate disconnection needs.
- Any cleaning, donation or property work being coordinated separately.
Questions before booking
Can an estate cleanout be limited to selected rooms?
Yes, a partial scope can be discussed. Identify the rooms and items included and clearly mark retained or undecided belongings. The quote should reflect that actual scope.
Will Reset decide which belongings should be donated?
The authorized decision-maker approves what leaves. Donation acceptance must be verified with the receiving organization; no particular outcome is promised for the contents in this checklist.
Should I send photographs of paperwork or valuables?
No. Keep private records and valuables separate. Send room views and item photographs that explain the removal scope without exposing sensitive customer information.
